1. Where is Modula Homes based?
Our office is based at Ashgrove in Brisbane and the manufacturing facility is in Geebung, Brisbane.
2. What does the ‘install’ price include?
The install price includes:

The actual Modula Home
Machine hire to dig footings for your Modula Home
75 x 75 SHS Posts installed into concrete footings up to 1m out of the ground
Transport within 100km of Brisbane CBD
Machine hire to dig a trench up to 10lm (linear metres) from existing sewer or power
Connection of electricity, water and sewer piping from your Modula to existing services up to 10lm
Crane hire to unload the Modula and install it on posts
Connection of the Modula to posts
The allowances for crane and machine hire are Provisional Sum amounts, meaning that they are subject to change depending on access, size of crane needed to suit your requirements etc. We are more than happy to do a site visit and provide a quotation if additional requirements are needed. 3. Are there council regulations around modular homes and secondary dwellings?
Yes, there could be. All councils have different regulations, so check with your local council.
4. How quickly can I get one?
From order to the completion of your Modula Home is 8-12 weeks. If you are getting yours installed allow another 3-4 weeks.
5. Where do you install?
At this stage we are only offering our installation services to South- East Queensland. However, we do have remote teams that can provide costings for installation all over QLD and other states.
6. Do you supply-only?
Yes we do. The supply-only prices are to the factory gate. Your builder can then easily put in the footings and install the building for you with minimal fuss. Please note that our supply-only pricing does not include transport.
7. Do you transport them interstate?
Yes, we do. They are transported, completed, on the back of a truck. There are additional costs associated with transporting outside the Brisbane area.
8. Can it be transported on one truck?
A single truck will only fit one module. Our one-bedroom options at this stage are only one module. Our 2-bedroom option is two modules, therefore two trucks.
9. Can I customise a design?
Yes of course. All our Modula Homes are customisable and you can also create completely new designs. Our general parameters are that the maximum width of each module can only be 4.5m (including eaves) and up to 15m long. Any width over 4.5m will generally require a police-escort. We have a downloadable template on the website for you to use to come up with your own design. Once you’ve completed that, get it back to us and we can organise a free quote. The quote will only be preliminary costings at this stage in the process. We also have a designer who you can engage to create a custom design for you for a fee.
10. How long will customising a design, add to the build time?
Depending on the complexity of the design it could add 2-4 weeks.
11. Can I choose my own colours, fixtures & fitting?
Yes, you can. There is a scope of finishes that you can choose from in the standard range. Finishes outside of this scope will incur additional costs.
12. Are the standard models insulated?
Yes, all the external walls are insulated and the roof is constructed of 100mm Expanded Polystyrene (EPS) which has great thermal qualities.
13. Can it be built on a slab?
Yes, it certainly can, however the chassis rails will make the building sit off the ground a few hundred millimetres, so a step may be required. Alternatively the slab can be installed below natural ground level so the module can sit flush with the ground. We recommend some retaining be installed to protect the steel chassis from any moisture.
14. Is it wheelchair friendly?
We can easily modify our existing plans to make them wheelchair friendly but also meet Australian accessibility standards. We are currently working on an individual range of Accessibility Friendly Modulas. We can also build and supply a ramp to suit your Modula if required
15. How is the Modula Home taken off the truck and put on site?
A crane is needed to unload your module. Generally a Franna crane is all that is needed to unload and install your module. Sites with more difficult or tight access may need a larger City crane.
16. What are the access requirements on site?
Generally a module will be a maximum of 4.5metres wide and when on the truck, be a maximum of 3.6m from the ground to the top of roof. Any low hanging tree branches or items like fence posts that encroach on the width may need to be taken out. Where there is not enough access for a truck to get onto site, a Franna crane can be used to pick up and carry the module.
17. Is there an option to do a flat pack build?
Yes, there certainly is. Please get in contact with us with your exact requirements and we can get some pricing for you.
18. Does the ‘install’ price include certification and engineering?
Certification is not included in your install or supply-only price, as every council has different requirements. We can certainly obtain quotations for you from our recommended certifier. We will provide you with all the drawings of the Modula except for its location on-site. This will need to be done by a draftsman for a fee. If you don’t have a draftsman we can arrange one for you. Similarly the engineering of the actual module is completed, but you will need to get soil testing done. Depending on these soil tests and the height of the building, there may be some additional engineering fees to your required design.
19. What are the fire ratings for the homes?
Currently the Modula range hasn’t been built to meet any Bushfire Standards, however once metal window and doors screens are added to the existing construction, it meets a BAL of 19. We are currently working on options to cover up to BAL 40. If you do need bushfire requirements, please get in contact.
20. Are these homes insured?
If we are installing, these homes are insured and are also covered by the Queensland Building and Construction Commission’s Home Warranty Scheme. Supply-only aren’t insured once they are handed over to your transport company.
21. What warranty is on the homes?
There is a structural warranty of 6 years and 6 months and a non-structural warranty of 12 months.
22. Are your Modula Homes able to be certified?
They certainly are. Your Modula building will come with all the appropriate Form 15s and 16s required to be certified in QLD. Our homes are built to Australian Standards and can be certified in other states. We recommend that you get in contact with your local council though to verify their requirements.
23. Do you have a 2/3-bedroom / 2 bathroom design?
You can find our new 2/3 bedroom designs under prefab designs
24. Can I get finance for one?
Finance can sometimes be tricky for modular homes. We do have a great broker who is happy to work with you to try and obtain finance.
25. Can we see our Modula getting manufactured?
You sure can! We would love to take you on a tour of the factory so that you can see your Modula come to life. Appointments are necessary though.
